The Boston Planning & Development Agency approved several new development projects at its January meeting, including two that will bring nearly 350 units of residential housing in Dorchester and South Boston. The projects at 376-384A Blue Hill Ave. in Dorchester and 495 Dorchester Ave. in South Boston will bring a combined 349 units of residential housing, including 112 income-restricted units. 376-384A Blue Hill Ave. in Dorchester The Dorchester project will create 18 income-restricted homeownership opportunities by converting city-owned land into a four-story building with three floors of residences and retail and community space on the ground floor.

The project will also include public realm improvements, including better lighting and new street trees, as well as having indoor and outdoor bike parking all near the MBTA’s Dudley Station. The project will also contribute $5,724 to Boston’s Boston Transportation Department in support of the bikeshare system. South Boston’s 495 Dorchester Ave. project will be much larger and include 300 residences, along with 94 income-restricted units for seniors. It will include a 16-story building with 237 units and a seven-story building for the 94 income-restricted senior units.

The project also has commercial retail space, as well as open space and amenities for residents. It will also have senior-specific services. The retail space will be subsidized and made available to community start-ups, artists needing workspaces or other community groups, as well as for programming purposes. The transit-oriented development is located near the MBTA’s Andrews Station and will also have parking for 288 bikes.Area improvements include wider sidewalks, new crosswalks and protective bike lanes along Dorchester Avenue and Alger Street. New street trees will be planted as well.
