BOSTON – Greatland Realty Partners and Singerman Real Estate announced that Accent Therapeutics has leased 65,003 square foot on the entire second floor at Revolution Labs in Lexington, MA – the largest long-term lease commitment to date at the building.
The ground-up development totals nearly 180,000 SF of purpose-built lab and office space over three levels and is well-positioned within the Massachusetts “Super Cluster” that is the Waltham/Lexington submarket, home to prominent life science, biotech, and pharmaceutical companies. Located just south of Route 2 at 1050 Waltham Street, Revolution Labs provides convenient access to Interstate 95, walkability to local amenities, and is less than six miles from Cambridge.

“We are thrilled to gain Accent Therapeutics as our largest client at Revolution Labs. The project has been thoughtfully designed to support growing innovative companies like Accent in their mission to provide life-changing therapies to cancer patients while retaining their highly skilled workers in the competitive field of life science R&D,” said Claire Donegan Brown with Greatland. “New construction gave us the opportunity to include state of the art infrastructure, amenities, and collaborative workspaces that ultimately attracted Nicole and the Accent team to commit to the project long-term.”

“We are delighted to continue to grow Accent in Lexington, the community where we established our first headquarters,” said Nicole Heifner, Chief Financial Officer at Accent. “Our new space at Revolution Labs provides us with a great opportunity to advance our exciting oncology programs through the next critical phases of development in a space that promotes innovation, collaboration and employee wellness.” Revolution Labs offers occupants a superior workspace experience conceived with a focus on sustainability, wellness, and technology to support the needs of the post-Covid knowledge employee. Spaces boast full lab infrastructure with generous ceiling heights and window lines.

Amenities include an onsite Craft Food Hall, fitness center managed by Exos, lounge and meeting areas, outdoor deck with event space and fire pit, onsite covered parking, and a sport court. Revolution Labs was designed by architecture firm SGA and is being built by Callahan Construction Managers. Sustainability features include a solar canopy, electric vehicle charging stations, shuttle service to the nearby Alewife MBTA station, bike share, bike storage, lockers, and showers. To promote walkability, the property connects to four miles of nature trails along the Western Greenway. The building will be certified at the Gold level for LEED, WELL v2, and WiredScore.

“In this growing life sciences market, Revolution Labs provides an excellent opportunity for companies to join and access an ecosystem of skilled knowledge workers who will benefit from amenities that prioritize health and wellbeing,” said Jason Fivek, Managing Director at JLL. Revolution Labs is slated to open in late 2022, with Accent Therapeutics and other occupants including Keros Therapeutics moving in shortly thereafter. Newmark served as the broker for Accent Therapeutics. The JLL team leasing team representing the project includes Managing Director Jason Fivek, Managing Director Don Domoretsky, and Vice President Jordan Yarboro.

Selecting the Right Homebuyer's agent

home buyer agent photo | homebuyer real estate buyers brokerUnlike most other real estate agents, a MABA home buyer's broker never represents both a buyer and seller in the same transaction so you never have to worry whether a MABA agent is really looking out for your best financial interests. A MABA buyer's agent acts as your advocate, real estate educator, advisor and negotiator, always loyal to you and dedicated to helping you find and buy the best home with the best terms at the price and showing you which homes to avoid along the way.

Fewer than one percent of the agents and brokers in Massachusetts meet our high standards.

Who Pays the Home Buyer's Agent?

whopaysabuyersagent | homebuyer real estate buyers brokerBoth seller's agent fees and buyer agent's fees are part of a typical real estate transaction and are included in the final negotiated purchase price of the property. There should be no additional fees to the buyer for a buyer's agent above and beyond the negotiated purchase price of a home unless specifically agreed in writing between the buyer and agent before an offer is made.

In most cases, the seller's agent pays the buyer's agent for bringing the buyer, negotiating the purchase price and terms, writing a legally correct offer, coordinating inspections, responses, and financing plus handling numerous additional details on the buyer's side of the transaction.

Buyers should avoid contacting seller's agents and sellers directly unless they are comfortable negotiating and representing themselves. That is why it is important for buyers to choose their agents BEFORE they begin looking at homes or as soon as possible if they have begun looking.
