The Procopio Companies wins award for Lynn project: Massachusetts Homebuyers Homeownership
The Procopio Companies has been honored for its Caldwell project in downtown Lynn. The company earned the 2021 silver level NAHB Best in American Living award for Green Community for the project at the annual National Association of Home Builders conference and award ceremony. The award honors the most innovative and outstanding projects of the year. Located at the former Spinny & Caldwell shoe factory site at 34 Munroe St. in historic Lynn, the Caldwell includes a mix of 259 residential units and a first-floor retail space.
The property also received one of the 2021 ENR New England Best Regional Projects for Mixed Use awards. It is also the first LEED Platinum certified building in Lynn and the largest LEED Platinum-Certified multifamily building in New England. “Earning recognition from the NAHB is an honor, as it allows for further validation of the thought and countless hours we put into this project,” said Michael Procopio, CEO of The Procopio Companies, in a press release. “The Best in American Living Award is a celebration of all of the hard work put in by the team and project partners and a reminder to keep striving for even greater innovation and sustainability in future projects.“ Procopio sold Caldwell to The Green Cities Company at the end of 2021.

Who Pays the Home Buyer's Agent?
Both seller's agent fees and buyer agent's fees are part of a typical real estate transaction and are included in the final negotiated purchase price of the property. There should be no additional fees to the buyer for a buyer's agent above and beyond the negotiated purchase price of a home unless specifically agreed in writing between the buyer and agent before an offer is made.
In most cases, the seller's agent pays the buyer's agent for bringing the buyer, negotiating the purchase price and terms, writing a legally correct offer, coordinating inspections, responses, and financing plus handling numerous additional details on the buyer's side of the transaction.
Buyers should avoid contacting seller's agents and sellers directly unless they are comfortable negotiating and representing themselves. That is why it is important for buyers to choose their agents BEFORE they begin looking at homes or as soon as possible if they have begun looking.
Did you know that fewer than one percent of the agents and brokers in Massachusetts have committed to being 100% loyal to their buyers 100% of the time?
